We recently received an email from an agent with an off-market listing in a desirable neighborhood. It has all of the basics of a perfect family home, including being close to great schools and parks, is well-maintained, and is reasonably priced because it’s not remodeled.

Homes in this neighborhood have gone under contract within 14 days. The homeowner wants to sell this home without the hassle and is willing to forego top dollar to avoid sprucing up the home. While that’s not something agents would recommend for sellers, it is great for buyers. It gives buyer clients an edge and a great deal.
We put the word out to clients, friends, and family about this house, and sure enough, we got some interest. We’ll see if it leads to a sale, but the important thing to know is that good homes in desirable areas are selling, and most buyers don’t even know about them.
