How to Prepare Your Home for Sale

How can you get your home ready for the market in order to sell it for the highest possible price? We tell all our sellers to keep in mind that the largest services make the biggest impacts. Here are my tips for preparing your home to sell in today’s market:

1. Spruce up your landscaping. Curb appeal definitely makes a big difference to buyers, and you never get a second chance to make a first impression.

 

These small changes require a budget expense of less than 1% of your selling price.

 

2. Interior and exterior paint. Dollar for dollar, the cost of painting a home and the return you get when you ultimately sell it is absolutely worth it.

3. Clean up the floors. Look at your hardwood floors. Do you need a fresh coat of varnish? Do your carpets need to be replaced? Making these changes is key to impressing buyers.

Remember that buyers are looking for move-in-ready homes that don’t come with a lot of little projects. Also, keep in mind that these small changes require a budget expense of less than 1% of your selling price; for a $1 million home, you could spend less than $10,000 to make a huge impact on your home sale.
